
Resales: selling your shared ownership home
Whether you’re upsizing, relocating, or simply ready for a new chapter, selling your shared ownership home is absolutely possible. The reselling process is managed by Home Group, who’ll be here to support you along the way.
When you’re ready to sell, just let us know. We’ll review your lease, confirm any conditions, and ask you to complete an Instruction to Sell form. If there are joint owners, both must agree.
Most leases include a nomination period (usually 4–16 weeks), which gives us time to find a buyer for your share before you advertise more widely.
You’ll also need a valuation from a RICS-qualified surveyor (not an estate agent). The valuation is valid for three months, and you’ll benefit from any increase in value on your share from when you first purchased.
Costs when selling your shared ownership home
Selling your shared ownership home does come with some costs, but we’ve broken them down to make it as easy as possible. Here are the typical things you may need to pay for:
RICs valuation fee (£300 - £600)
Presale admin fee (£250+ VAT)
Once you've found a buyer and they're approved:
Leasehold information pack (£120.00 - £200.00 + VAT) - Your solicitor will request this.
Outstanding rent and service charges - These must be fully cleared at the point of completion.
Mortgage penalty charges - Remortgaging can come with a fee. If this applies, it will need to be settled upon completion.
Estate agent and solicitor fees - These costs will be your responsibility.
Legal assignment costs (£95 - £425) - Sometimes this is required under the terms of your lease.
Sales completion admin fee (£100 + VAT) - This covers the coordination of the sale, managing legal enquiries, and ensuring a smooth completion.
Resales or assignment fees (1% – 2.5% of the sales price) - If applicable under the terms of your lease
Contribution to future works - If outlined in your lease, you may be asked to contribute towards upcoming works, even if you’re moving out.
